Q: CAN I TOUR THE LOFTS OR SEE A MODEL UNIT?
A: Tours are not available at this time. Visit our photo gallery and floor plans pages to view loft photos and layouts.

Q: WHAT TYPES OF LOFTS ARE OFFERED?
A: Over 90% of the community offers 1 and 2 bedrooms. There are very limited Studio, 3 and 4 bedroom lofts.

Q: WHAT IS THE PET POLICY?
A: A-Mill Artist Lofts welcomes cats. Dogs are not permitted.

Q: IS THERE PARKING AVAILABLE?
A: Yes, there is an underground parking for $140 per month, which is available on a first-come, first-serve basis.

Q: IS THE BUILDING SMOKE-FREE?
A: Yes. Smoking is not allowed anywhere in the building or on the grounds.

Q: WHAT COMMUNITY AMENITIES ARE AVAILABLE TO ALL RESIDENTS?
A: LEED certified community amenities include: A number of Community Rooms, Rooftop Deck, Fitness Center, Yoga & Pilates Studio, Dance/Movement Studio, Performance Space, Sound/Music Studio, Photography Studio, Paint Studio, Mixed Media Studio, Pottery/Clay Studio, Storage Lockers available, Underground Parking, Bike Storage, Access to Biking/Walking Trails, Complimentary WiFi in designated common areas, and numerous Gallery areas to display your work.

Q: DO PERSONS WHO WORK IN FIELDS THAT SUPPORT THE ARTS QUALIFY?
A: Unfortunately, no.

Q: ARE ANY HOUSING ASSISTANCE PROGRAMS ACCEPTED?
A: Yes, we will be glad to accept your Section 8 voucher as long as it covers the full rent amount.

Q: HOW MUCH IS RENT PER MONTH FOR A LOFT?
A: Rent varies based on loft size. Please see our Floor Plans page for more details.

Q: CAN I RESERVE A LOFT ONLINE?
A: When apartment lofts become available, absolutely. We encourange you to submit your application right away as the demand for lofts is high with limited availability. If we do not have any current availability, please join our interest list HERE to receive information about our community & alerts when apartment lofts become available in the future.

Q: WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: 12 month lease agreements are available.

Q: MUST I BE AN ARTIST IN ORDER TO QUALIFY FOR RESIDENCY?
A: There must be at least one member of the household that is approved as an artist in order to qualify for residency.

Q: WHAT DOES IT MEAN TO BE AN ARTIST?
A: An artist need not earn a living through art, but must be able to demonstrate a commitment to it by presenting a body of work and a resume to an approved committee of artists. We are open to all disciplines and collaborative artists.

Q: WHAT AMENITIES ARE AVAILABLE IN THE LOFTS?
A: Available loft amenities include: washer and dryer in each home, stainless-steel Energy Star appliances, quartz countertops, dishwasher and microwave, kitchen island in select lofts, polished concrete floors, spacious open floor plan concept, USB outlets, roller screen blinds, hydrothermal heating & cooling, contemporary lighting, high ceilings (average 14'), oversized windows and skylights available in select lofts, exposed brick and other historic features.

Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS?
A: A $300 reservation fee, $35 per adult application fee and $35 artist application fee is required. Once the application is fully approved, the reservation fee becomes the security deposit. Applicants will be pre-screened for credit, rental & public record history qualifications. Final approval is contingent upon income verification, tax credit compliance eligibility and artist application approval. If the application is canceled, the reservation fee is non-refundable. Should an applicant not meet the eligibility requirements, the $300 reservation fee will be refunded in its entirety. All application fees are non-refundable.

Q: IS SUBLETTING ALLOWED?
A: No.

Q: WHAT PAYMENT IS REQUIRED TO RESERVE A LOFT?
A: To hold a rental off the market, a reservation fee of $300 is required and will be applied to your security deposit.

Q: WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Heating, hot water, water/sewer and refuse are included in the rent. The resident is responsible for electricity, cable TV, telephone and Internet.

Q: MY INCOME VARIES - HOW DO I KNOW HOW MUCH I MAKE?
A: Look at your last six pay stub's gross earnings. Add all six up. Divide by six to figure out how much you make per pay period. Multiply by the number of pay periods per year.

Weekly = 52
Bi-Weekly = 26
Semi Monthly = 24
Monthly = 12

Q: HOW DO I QUALIFY?
A: Applicants must meet the following income qualifications:

The household income is based on GROSS annual income (before any deductions) earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, sales of artwork, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.

Income Qualifications 

A-Mill Artist Lofts participates in an affordable housing program. Household income, artist & student status limitations apply. Total household income must be under the following limits based on household size:

- 1 Occupant: $49,320
- 2 Occupants: $56,340
- 3 Occupants: $63,360
- 4 Occupants: $70,380
- 5 Occupants: $76,020
- 6 Occupants: $81,660
- 7 Occupants: $87,300
- 8 Occupants: $92,940


Q: CAN STUDENTS QUALIFY FOR RESIDENCY?
A: In general, full-time students are not eligible. Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire.  

Some common exceptions include:

- Single parent with dependent(s)
- Married students
- Recipients of MFIP
